Affordability Gap Widens in Limassol
Cyprus property market data from Ask Wire reveals a stark contrast in housing affordability across districts. In Limassol, just 1.8% of advertised two- and three-bedroom apartments are priced within the estimated €256,000 budget of a hypothetical average-income household. The study, based on 25,550 active listings on Bazaraki in early October, underscores the growing divide between property prices and local earning power.
Methodology: How the Budget Was Set
Ask Wire modelled a household with two working adults (each earning the median salary) and two dependent children. With no other loans and a mortgage at 3.24% over 25 years, the combined gross monthly income was approximately €4,503, netting €3,988. Allocating 25% of net income to mortgage repayments gives a monthly instalment of €997, supporting a property price of up to €255,995. A 20% deposit of €51,199 would be required, plus additional purchase costs.
The study stresses that the 25% threshold is an assumption, not a Central Bank limit, and that mortgage approval depends on individual assessment.
District-by-District Comparison
Nicosia leads in affordability: 59.6% of two- and three-bedroom apartments fall within the €256,000 budget. Famagusta follows at 58.6%, Larnaca at 48.1%. Paphos drops to 9.6%, while Limassol trails at 1.8%.
Breaking down by property size:
- Two-bedroom apartments: Nicosia 70.9% affordable (869 of 1,226); Famagusta 58.3% (225 of 386); Larnaca 52.1% (1,097 of 2,105); Paphos 12.3% (141 of 1,146); Limassol 2.6% (111 of 4,294).
- Three-bedroom apartments: Famagusta 60% (48 of 80); Nicosia 38.2% (247 of 647); Larnaca 29.6% (135 of 456); Paphos 0.9% (3 of 348); Limassol 0.3% (7 of 2,376).
Detached Houses: Increasingly a Luxury
For three-bedroom houses, affordability is low across all districts: Nicosia 13.5% (65 of 480); Larnaca 7.1% (52 of 733); Famagusta 5.6% (21 of 376); Paphos 1.7% (17 of 993); Limassol 1.3% (16 of 1,279). Two-bedroom houses fare better in Nicosia (84.6%) and Larnaca (51.7%).
Ask Wire CEO Pavlos Loizou noted that purchasing a detached three-bedroom house is becoming a luxury everywhere, even in Nicosia.
Why Deposit Matters as Much as Income
The study highlights the deposit hurdle. If a household has only €40,000 in liquid funds (after expenses and a reserve), its maximum property budget falls to €200,000. Owning other assets does not guarantee immediate cash for a deposit.
For property buyers and investors, this means that even with a good income, the lack of a sufficient deposit can block homeownership. Policymakers and developers are urged to consider purchase price, deposit requirement, and monthly repayment together.
Practical Takeaways for Buyers and Investors
- Nicosia offers the best value for two-bedroom apartments; Larnaca has the highest absolute number of affordable units.
- Limassol remains a high-price market; average earners will struggle unless they have significant savings or higher income.
- Detached houses are increasingly out of reach; buyers should consider apartments or townhouses.
- Deposit savings are critical: aim for at least 20% of the purchase price plus 5-10% for costs.
- Mortgage rates and terms vary; check current offers with a Cyprus bank or mortgage adviser.
核心要点
- Only 1.8% of Limassol apartments are affordable for median-income households; Nicosia and Famagusta are far more accessible.
- Detached three-bedroom houses are becoming a luxury in all districts.
- A 20% deposit is a major barrier; buyers should plan savings accordingly.
- Advertised prices may not reflect final sale prices; always verify with a local agent.
