Government Aims to Speed Up Major Developments

President Nikos Christodoulides has called for closer cooperation between the government and the private sector to attract productive investment, accelerate major developments and address challenges such as housing affordability. Speaking at the annual general meeting of the Association of Large Investment Projects in Nicosia, he described the attraction of quality and productive investment as a strategic government priority.

Christodoulides said large developments play a decisive role in attracting capital, bringing in expertise, creating business opportunities and strengthening Cyprus’s international competitiveness. He added that efforts are under way to safeguard economic stability, improve the business environment and promote reforms intended to strengthen investor confidence.

US Business Mission Planned for Late November

The president announced that he will personally take part in a business mission to the United States towards the end of November. He noted particularly increased investment interest from American companies and said the government would work with the US administration to present Cyprus’s opportunities and prospects.

For property buyers and investors, this signals a potential uptick in high-value residential and commercial projects, as well as infrastructure improvements that could enhance property values in key areas.

Tax Reform and Licensing Changes

Christodoulides referred to the tax reform that came into force on 1 January 2026, saying it is intended to strengthen the competitiveness of Cypriot businesses and create more favourable conditions for productive investment and growth. The reform includes the increase of the corporate income tax rate to 15% (from the previous 12.5%).

The government is also working to simplify, digitalise and speed up licensing procedures. A Business Facilitation Centre now supports strategic developments, aiming to reduce bureaucracy and make public services more accessible to citizens and businesses.

For anyone planning to buy property or invest in Cyprus, faster licensing could mean shorter delays for new-build projects and a more predictable approval process. However, you should always check the current rules with a Cyprus lawyer or tax adviser before committing to any investment.

Housing Affordability a Key Concern

The president identified affordable housing as one of the major challenges requiring cooperation between the public and private sectors. He said businesses involved in large developments have the expertise, investment capacity and experience to help increase the supply of homes and develop new solutions that are both economically viable and socially responsible.

For property buyers, this suggests the government is aware of rising prices and may introduce measures to boost supply. Investors should monitor policy changes that could affect rental yields and resale values.

What This Means for Property Investors

  • Faster licensing could reduce project completion times, making new developments more attractive to buyers.
  • Increased US investment interest may lead to higher-end residential and commercial projects, particularly in Limassol and Nicosia.
  • Tax reform (15% corporate rate from 2026) is part of a broader effort to maintain Cyprus’s competitiveness as a business hub.
  • Housing affordability initiatives could create opportunities in the mid-market segment.
