The rules for reading our guides, creating an account and advertising property on CyProperty.com.

1. About these terms

These terms apply to everyone who uses cyproperty.com ("CyProperty.com", "we", "us"). By using the site, creating an account or publishing a listing you agree to them. Our Privacy Policy explains how we handle personal data.

2. Guides and articles

Our articles and guides give general information about property, tax, residency and living in Cyprus. Some are prepared with the help of automated writing tools or summarise third-party news. They are not legal, tax, financial or investment advice and may not reflect the latest rules. Always check with a qualified Cyprus lawyer, tax adviser or licensed estate agent before acting.

3. Member accounts

  • You must be at least 18 and give accurate details. One person may not hold several accounts to get round limits.
  • You must confirm your email address, and verify your mobile number, before publishing listings.
  • Keep your password confidential. You are responsible for everything done through your account.
  • You can delete your account at any time from your profile page.

Account types and agency roles

  • Buyer / renter accounts can save favourites, saved searches and alerts and contact advertisers, but do not publish listings.
  • Individual property managers advertise their own properties, or properties they are authorised to advertise, and are responsible for their own listings.
  • An agency property manager sets up and runs an agency on CyProperty.com: its company details and logo, its team and all of its listings. The agency property manager invites and removes agency property users, decides which listings each of them may manage, and is responsible to us for the agency's users and for every listing published under the agency — including ones created by its users or by CSV import — and for making sure its users follow these terms. Removing a user from the agency does not delete the agency's listings.
  • Agency property users act on behalf of their agency and must follow these terms and their agency's instructions. They may manage only the listings their agency allows.

Verification badge

A "Verified" badge on an agent or agency means that, at the time of the check, our team checked the documents or details supplied to us — for example the estate agent licence on the register of the Cyprus Estate Agents Registration Council, the identity of the agent or company director, the company registration and the office contact details. It does not mean that we recommend the agent or agency, guarantee its services, or have checked any individual listing, the property, its title or its price. A badge may be removed if the details change, a licence lapses, or we receive information that the checks no longer hold.

4. Property listings

CyProperty.com is an advertising platform. We are not an estate agent, we are not a party to any sale or rental, and we do not check ownership, title deeds, planning permits or the accuracy of listings. Buyers and tenants must make their own checks before paying any money.

When you publish a listing you confirm that:

  • you own the property or are authorised by the owner to advertise it, and — if you advertise property as a business — you hold any licence Cyprus law requires (for example registration as a real estate agent);
  • the property exists, is genuinely available, and the price, location, details and photos are accurate and up to date;
  • you own the photos and text or have permission to use them;
  • the listing does not discriminate against anyone, mislead, or break any law, and contains no links or unrelated advertising;
  • you will mark the listing sold or let, or remove it, once it is no longer available.

New and edited listings may be reviewed before publication. We may edit obvious formatting problems, refuse, hide or delete any listing, and suspend accounts that break these terms or that we reasonably believe are fraudulent — without notice where needed to protect users.

In particular, CyProperty.com may suspend any listing that we reasonably believe is misleading — for example a wrong price, location or photos, a property that is no longer available, a duplicate of another listing, or one reported by visitors and confirmed on review — as well as listings of a suspended agency. A suspended listing is hidden from the site; we email the advertiser the reason, and the advertiser can reply to have it corrected or reviewed again. Anyone can report a listing with the "Report this listing" link.

Listings stay live for the period shown when you publish them (currently 90 days) and can be re-published. A listing marked sold or let remains visible with a SOLD or LET badge for 15 days and stops receiving enquiries, unless you remove it earlier.

5. Permission to use your content

You keep ownership of your listing text and photos. You give us a free, non-exclusive licence to publish, resize, crop and display them on CyProperty.com and to share the listing (title, price, location, main details, a description excerpt and its photos) on our social media pages, including our Facebook Page, for as long as the listing is published and for a reasonable time afterwards.

6. Enquiries

Messages sent through a listing are emailed to the advertiser, who replies to you directly. Use the enquiry form only for genuine questions about the property — not for marketing, spam or collecting contact details. Advertisers may use enquiries only to respond about that property.

7. VIP placement and payments

  • VIP placement puts a listing higher in the results for a fixed period: VIP 1, VIP 2 (above VIP 1) and VIP 3 (above all). Current prices and durations are shown on the VIP page before you pay. Prices are in euro.
  • Payments are processed by PayPal. VIP starts as soon as the payment is confirmed.
  • Buying a higher level replaces a lower one from the day of purchase; buying the same level again extends it. VIP ends early, without refund, if the listing is marked sold or let, removed by you, or removed by us for breaking these terms.
  • Because VIP placement is a digital service that starts immediately at your request, you agree that it begins before the 14-day withdrawal period ends and that the right of withdrawal is lost once it has started. If VIP was not applied because of a fault on our side, contact us and we will apply it or refund you. Nothing in these terms limits your statutory consumer rights.

8. Acceptable use

Do not misuse the site: no automated scraping or bulk copying of listings, no attempts to break or overload our systems, no fake accounts or fake listings, and no collecting other users' personal data. We may block access to protect the site and its users.

9. Our content

The design, articles, guides and branding of CyProperty.com belong to us or our licensors. You may share links and short quotations with attribution, but not republish our content without permission.

10. Third-party services and links

The site uses and links to third-party services (for example PayPal, Telegram, Google and Facebook) and shows advertising. Their own terms apply, and we are not responsible for their content or services.

11. Liability

We provide the site "as is" and do not guarantee that it will always be available or free of errors. To the extent the law allows, we are not liable for listings or messages posted by users, for any deal between buyers, tenants and advertisers, or for indirect losses. Nothing in these terms excludes liability that cannot be excluded by law, including for death or personal injury caused by negligence or for fraud.

12. Changes and termination

We may update these terms; the date at the top shows the current version, and significant changes will be announced on the site or by email to members. You can stop using the site and delete your account at any time.

13. Law and disputes

These terms are governed by the laws of the Republic of Cyprus, and the courts of Cyprus have jurisdiction, without affecting any mandatory consumer protections of your country of residence.
